Dry Rot and Wet Rot: Not the Same Problem
Dry rot and wet rot are both fungal decay, but they progress differently and leave different clues. Dry rot is caused by a fungus that breaks down the wood's structure and requires sustained moisture (not standing water) to thrive. Once established, it can spread through wood along the grain and can even travel across masonry to reach new timber, which makes it the more serious of the two. Wet rot, by contrast, needs a persistent direct water source and stays localized to wherever water is actively entering. The humid continental climate in Pittsburgh, combined with aging roof flashings, failed sill seals, and poor drainage around foundations, supplies the sustained moisture that dry rot fungi need to establish themselves.
The two types look and feel different. Dry rot wood becomes brittle and cracks in a cubical pattern, and when you probe it with a screwdriver or awl, it crumbles and feels dry inside, even though moisture was what started it. Wet rot darkens the wood, makes it spongy or soft, and retains a damp feel. The tricky part is that the paint film on the surface can look perfectly sound and intact over either type of decay. A homeowner may see no visible damage on the outside of a sill or fascia and find significant rot when the paint is scraped back or when a probe breaks through. This is why surface appearance alone is not a reliable guide to the extent of the problem underneath.
Termite and Beetle Damage, and How It Differs from Rot
Termites and wood-boring beetles damage wood in ways that are distinct from rot, though the two often occur together. Termites hollow a structural member from the inside, following the grain of the wood and often leaving a thin shell of sound wood on the surface. They build mud tubes on masonry to travel between the soil and the wood they are feeding on, and these tubes are often the first visible sign of activity. Wood-boring beetles, by contrast, leave small round or oval exit holes in the surface and deposit a fine sawdust-like frass (insect droppings) below or around the holes. Both types of insect damage are accompanied by the same moisture conditions that promote rot, which is why a wood member can be damaged by fungi and insects at the same time.
Identifying insects and treating an infestation is the work of a licensed or registered pest control operator in your state, not a carpenter. Once a pest inspection report is in hand, a carpenter's job is to remove the damaged wood and rebuild the structure with sound material. Reading the Signs Before You Open Anything Up
Before you call for an estimate, you can do a simple walk-through to identify areas that need attention. Look for paint that blisters, peels, or holds moisture at window sills, door thresholds, and the base of exterior trim. Press on the fascia, soffit, and trim boards with a screwdriver or awl; if the tip sinks in easily, decay is likely underneath. Check door frames and window jambs to see if they have shifted or swollen, causing doors and windows to bind or close unevenly. Walk across your floors and listen for squeaks and feel for soft or springy spots, which often indicate moisture in the subfloor or floor joists. Inspect deck boards and the ledger where the deck connects to the house; a board that flexes excessively or feels soft is a sign of decay. In basements, crawlspaces, or enclosed areas, a musty smell often indicates moisture and the conditions that promote rot.
These signs are a reason to have the area inspected closely, but they are not a complete picture. Probing with a sharp tool is how the actual extent of decay is determined. Sound wood resists the probe; decayed wood gives way. The surface appearance of a board or sill almost always understates how much decay is present below, which is why a carpenter needs to open up the area and look. A small soft patch that feels superficial may be only the tip of a much larger problem, or it may be exactly what it looks like. The only way to know is to look underneath the paint.
What Decay Does to a Floor, a Deck and a Wall
Understanding what each part of a floor or deck structure carries helps explain why decay in one location matters more than in another. A floor system consists of floor joists (the beams that span between bearing points), the subfloor (the boards or plywood nailed to the joists), the sill plate (the board that sits on top of the foundation wall and supports the rim joist), and the rim joist (the joist that closes off the end of the floor frame and carries its own load). Each of these carries a share of the weight of the floor, the furniture, and the people on it. When decay removes wood section from any of these members, that member loses stiffness before it loses strength. What a homeowner feels first is bounce or flex in the floor; this is the loss of stiffness, not the loss of load-bearing capacity. Over time, as more section is lost, the structural margin shrinks.
The same principle applies to decks. A deck ledger is the board that attaches the deck to the house, and it is the single most important connection to inspect. The ledger carries half the weight of the deck and everything on it. If decay or loose fasteners compromise the ledger connection, the deck can pull away from the house or fail suddenly. A deck beam that is decayed mid-span will feel bouncy long before it fails. Exterior walls that are damaged by rot in the sill plate or the base of the studs lose stiffness and may show signs of settlement or cracking in the plaster or drywall above. Decay is a slow process, and the structure usually shows signs of distress (bounce, movement, binding doors) long before anything fails. These signs are a reason to have the area inspected and repaired, not a reason to panic.
Repair or Replace: The Actual Criteria
The decision to repair or replace a decayed wood member depends on four practical criteria: how much sound wood section remains, whether the decay is at a bearing point (where the member sits on another member) or mid-span, whether the source of moisture can actually be closed, and how the cost of repair compares to the cost of replacement once access and labor are counted. A floor joist that is decayed only mid-span and has sound wood at both bearing points can often be reinforced by sistering (bolting a new joist alongside it to share the load). A sill plate that is decayed at the bearing point where it sits on the foundation will usually need to be replaced, because a repair at that location is structurally marginal and costs nearly as much as replacement. If the water source cannot be closed (for example, because the roof flashing is failing or the grade is sloped toward the house), then any repair is temporary and replacement will be needed again in a few years.
Epoxy consolidants and wood fillers have a real but narrow use: they can harden and stabilize decayed wood in non-structural profiled trim that is worth saving for its appearance or historical value. They do not restore strength and are not a repair for structural members or for situations where the decay is ongoing. A good contractor will quote both options where both are honestly possible, explain the trade-offs, and recommend the one that makes sense for your situation. Sometimes repair is the right answer. Sometimes replacement is. The cost difference is often smaller than a homeowner expects once access and labor are included, and a repair that buys only a few years is not a bargain.
Who Does What: Carpenter, Pest Operator, Engineer
When you have wood decay, insect damage, or structural concerns, the work divides among specialists, and understanding that division will protect you. A licensed or registered pest control operator identifies insects and treats an infestation. A carpenter removes the damaged wood, rebuilds the structure with sound material, and closes the water path by repairing or replacing the flashing, sill seal, or drainage that allowed moisture to accumulate in the first place. When a structural member is compromised (such as a beam that is too small for the load it carries, or a load-bearing wall that needs to be removed or altered), a licensed structural engineer sizes the replacement and specifies the repair.
